  Offer Submission Procedure for Buyers Agents

Thank you for your interest in our listing. Here is a list of things to consider when submitting an offer:

1. Please submit all offers in PDF format to Ray@RKHomes.com. You may request a confirmation reciept of the delivery.

2. Please include your buyer's first and last name in the subject line along with the property address.

3. Please have the following submitted with your offer:

Purchase Agreement

Earn Money Deposit

Pre Approval letter /Proof of funds with full contact infor of loan officer

1st 5 digits of the buyers SSN, & DOB & Current add & phone # is required


4. We will not discuss the details of any other offer, other than yours, whether it is above, below, or at list price. We are more than happy to disclose how many offers there are but not the details.

5. The bank will look at all offers and entertain offers based on their merit, their terms, their price, and their conditions. They will determine which are the strongest and go from there.

6. The bank does not necessarily respond to every offer with a rejection or an acceptance.

7. This also means that banks do not always provide a written acceptance or counter; sometimes it is verbal. Once the bank responds to your offer we will notify you. It could be 2 days to 4 weeks, depending on the bank's work load and the amount of offers on the property. Multiple phone calls and/or emails looking for the "status" will not speed up the process!!

8. With #’s 3,4, and 5 in mind, PLEASE ADVISE YOUR CLIENTS TO SUBMIT THEIR HIGHEST AND BEST THE FIRST TIME THEY SUBMIT AN OFFER. The bank does not always respond quickly to offers. It is advised to extend your offer expiration dates longer than three days.

9. We are unable to make any follow-up calls due to the period of active marketing and the maintenance of our listings.

10. DO NOT FORGET TO SEND MLS LISTING PAGE ALONG WITH THE SHORT SALE ADDENDUM (WINFORM SSA 4/09)STATING HOW LONG YOUR BUYER/S INTEND TO WAIT FOR LIEN HOLDER APPROVAL.

11. NHD Report will be ordered thru Disclosure Source

12. Title Company has be determined.

13. On short sale properties:Your Buyers should be aware that these sales are AS IS. Do not expect repairs and please submit your Highest and Best offer at the beginning. Beware of your buyers loan program as some do not accept the property in a "AS IS" condition.

14. Best method of communication is via e-mail.
